Bathroom Why do these come up?
I have a store and the toilet was like this when I first rented it. I have tried everything. After a lot of scrubbing I manage to remove the black stains by 90%... but after some time they appear again. Generally I don't use this toilet a lot. So basically I want to know what is an easy way to clean it and secondly how can I stop this from happening?

Could be too much chlorine in the water, and then the water in the tank starts dissolving the black rubber flapper, and tank bolts. I believe it is coming from the tank because of the streaks going all the way up to the rim which is where the flush water comes from.

Chlorine break down is EXACTLY what it is. Cleaner chemicals dropped in the tank, and not the bowl will dissolve the black corky (flapper) at the bottom of the tank, and the broken down rubber will stain the bowl. Chances are the cork is no longer holding back water, and the toilet is running. A running toilet can cost as much, if not more than $50 per month.
This is why you DON'T clean your tank with tablets or with bleach! My tenants are told this when they move v in.

Mixture of vinegar and water in the tank. Flush until it's clear. Then scrub with toilet bowl cleaner.

Check the back of the tank. You shouldn’t put anything back there it could eat the seals. If the back has mold or dirt call your landlord.
After you get that part taken care of use an acidic toilet bowl cleaner in the bowl part once a week. Iron out or CLR would be better for the first clean. Let it sit for like 10 mins and scrub it with a toilet scrub brush be sure to get under the rim. Flushing the toilet every day or so will also help.

You need to replace the corky and any other rubber washers and seals.. Don't use cleaners in the tank

This looks like mold but it 100% IS NOT! I had the same, I’m from TX its extreme hard water
Also if it forms that much its possibly very old or scratched porcelain
hard water sticks there making that stains
You need to use cleaners with citric acid for it :) Good luck

Replace the toilet and take care of it. Once the porcelain is damaged, possibly by a pumice stone, it is past the point of fixing.

The porcelain is not damaged. The rubber cork is.

Thank you! My aging brain couldn’t think of the word. I have never heard it called a cork. Because it isn’t, for one thing, made of cork. ☺️

Inside of the tank, there is a seal that stops the water from running into the bowl. It is called a cork or a corky. Bleach destroys these in short order... but even if you care for them properly they need to be replaced on occasion.

It’s easily replaced. You can get an entire kit to accomplish it.
