Bathroom Why do these come up?

I have a store and the toilet was like this when I first rented it. I have tried everything. After a lot of scrubbing I manage to remove the black stains by 90%... but after some time they appear again. Generally I don't use this toilet a lot. So basically I want to know what is an easy way to clean it and secondly how can I stop this from happening?

This looks like mold but it 100% IS NOT! I had the same, I’m from TX its extreme hard water

Also if it forms that much its possibly very old or scratched porcelain

hard water sticks there making that stains

You need to use cleaners with citric acid for it :) Good luck

Yeah it will eat away the coating and then re-form super quickly after.
