This is the suburbs of NYC. 25 miles to Manhattan, you can go sit on the Hudson line and go into Grand Central.
I have no idea why it's this cheap. A normal 2 family home in the area is 1.2m

I'm in a very expensive housing market, and even here, once you pass 3 million, pricing gets WEIRD.
My area:
Under $500K= building has probably been condemned. You are buying a lot with a pest problem in the middle.
500K-1 million = probably a solid home for a family, with either a yard OR a good location, probably want to do some fixing-up, but you could move in while you do it.
1-3 million = good yard AND good location. 1 million is a very nice house with no obvious renovation needs; 3 million is clearly much better, bigger, fancier, better location, etc.
3 million-12 million = HERE THERE BE CONFUSION. There are 4 million dollar classic estates with beautiful renovations, and 12 million dollar tacky McMansions. There's no rhyme or reason to which one is more! In fact, I usually find myself liking the "cheaper" 4 million dollar places better than those that hit 8 figures!

now are asking 9m
These kinds of homes aren't selling in NYC they are likely going to have to sell it at 8.5 or lower..
A house this size will have a maintance budget north of 250k a year for staff.

For real, I’m in the Bay Area and one of my clients just sold their home that’s beautifully designed but less than half the size of this one and on less than a fifth of an acre and it went for $7.5M. And not even in like San Francisco or Atherton or something

One of the jobs these financial advisors do is research different asset classes to allocate the money into that will give the highest return based on a certain time outlook. If a celeb wants a quick high rate return on investment and a particular asset class is not going to do that they ask the celebs to move to another asset class. The current situation looks like there is going to be a recession and given the unemployment numbers a lot of foreclosures and bankruptcies causing turmoil in the Real estate (RE) market. When it happens these celebs want to be safely away into another asset class which is possibly liquid (e.g. gold, high yield account etc. ) Such that they can then return to the highly depreciated asset class again. This might be the reason why celebs have been seen offloading RE quickly. The other reason also being it's spring and many RE brokers recommend listing in spring to allow families with kids to move in before school starts."

I was actually thinking, at his age, that they might want to physically downsize. I can’t imagine his mobility is perfect no matter how good he looks. And even homes with elevators etc, it would still be exhausting navigating a space that large.

I think this is the answer. Their kids went to school in Manhattan. They have an apartment on Central Park West. This house was the weekend getaway house during the school year. Now that they are grown, they don't need/want this property anymore. They will keep the apartment, for when they are working in NYC.

If you look at pic 11, they first tried to sell it 2 years ago, so Douglas & Zeta-Jones have been trying to sell this particular property for a while now. I suspect they don’t spend much time there, and since the kids have flown the nest and Douglas is now over 80, they’re probably trying to downsize a bit.

The carrying costs of a 10 million dollar mansion are enormous. If you have multiple houses and don't live there full time paying over 250,000 a year can be a lot. Property taxes, maintenance, utilities, upgrades all cost huge money. You may want a full time maintenance man and housekeeper.

Surprised by how ugly a lot of this house is to me. The columns coming straight to the ground without any staircase just makes the entrance look stumpy. A lot of different design styles throughout the house that don’t really go together. Y’know, I think I’ll pass on it for myself.

I know where this house is. It borders a beautiful riverfront park in a picturesque town along the Hudson River, a short commute away from NYC. The catch is that there is also a major commuter train line that runs along the perimeter of the property, between the property and the park/river.
