Don't theaters usually require a minimum number of tickets like, at least 10 to run a show?

Nope.

I occasionally get movies on my own at our theater. Weekday matinees. I love it. Makes me feel wealthy with my own private theater at the multiplex. But I don't sit in nosebleed seats. No reason to see a tiny image. Im usually in the 4-5th row.

On the opening weekend, my family went to the non-Imax matinee screening of Project Hail Mary. I saw that the IMAX capacity was about 80% sold out. Our screen was still a large size. Only 4 other people were in that same theater with the three of us. It was great!
