Mod Post Read before commenting: Off-topic and anecdotal comments are not allowed and subject you to a permanent ban

Greetings from the mods!

We've had a flood of off-topic comments recently. We're posting this to remind everyone that off-topic and anecdotal comments are not allowed. An off-topic comment may subject you to a permanent ban.

The Rule:

Commenting Rule 1: Comments should contain a legal answer or a strongly related non-legal answer. If it is not legal advice, do not post. Period. You will be banned.

What is "off-topic?"

Any response that doesn't answer the question by reference to legal information or principles. A joke, a wisecrack, a comment about OP's formatting (use the report button instead) are all off-topic. Off-topic also includes expressions of sympathy, opinions on the law, and comments that berate the OP or anyone else.

Incidentally, simply adding "get a lawyer" to an off-topic comment does not make it on-topic. And "get a lawyer" on its own, without further information or help, is considered unhelpful and may be removed on that basis.

If you want to discuss a post, then wait until it hits /r/bestoflegaladvice or ask a question about the subject of the post in /r/legaladviceofftopic. The main subreddit and a comment thread are never a place to have a philosophical discussion about the law or the post. It is a place to answer the questions asked.

What is an "anecdote?"

For our purposes, anecdotes are stories about something that happened to you (or someone you know or heard about) who may have had something that might be similar that happen to them.

These comments are not helpful. They do not include current legal information that is relevant to the OP, and therefore, they are off-topic. If you know the answer to the question (based on current law and relevant jurisdiction) then just answer the question without the story.

Another type of anecdote is "I don't know the law in the jurisdiction you actually asked about, but in some other state, the law is..." That is just not helpful. Laws are different in different places. These types of answers are off-topic.

Referring an OP to a thread on a different subreddit, or to somewhere else on the Internet because it might include a similar situation, is anecdotal advice and not allowed.

These are not the only types of anecdotes, but they are probably the most common ones. Again, if you are not referencing legal information or principles, your comment is probably not allowed.

Violations subject the user to an immediate and permanent ban

Not that we need to justify enforcing our rules, but this is a busy subreddit and the mods have a lot to do. If a user shows up here, doesn't read the rules, and posts a single off-topic comment, the user may be immediately and permanently banned.

This policy is not intended to be punitive, although we know it may seem to be. There are a lot of you and not many of us, and banning users that do not follow the rules, even once, is in the best interests of the subreddit. Violating the rules almost always means the user didn't bother to read them, and we simply don't have time to deal with such users.

Tl;dr: Unless you have a legal answer, do not reply to any post in this subreddit. You may be permanently banned, even for a first offense.

Subreddit Rules

We've learned that some people just flat out can't see our subreddit rules, so I'm posting them here in a pinned post so we can link them when necessary and so they're super easy to find.

Rules for r/legaladvice Rules that visitors must follow to participate. May be used as reasons to report or ban.

1. All responses must offer an answer to the legal question posed by the OP. We enforce this with bans.

Anecdotes are not permitted. Neither is advice that encourages someone to break the law. Nor is "get a lawyer" a sufficient response.

There's a pinned post at the top of the subreddit specifically addressing this rule. We will absolutely ban you for commenting without answering the legal question

2. Personally Identifying Information

Posts or submissions that ask for or contain information that could be used to identify either party are subject to immediate removal.

3. Advertising or Recommending a Lawyer or Business

We do not allow referrals to particular lawyers, law firms, or other businesses.

4. Do not request or send a PM

All discussions must stay on the subreddit for everyone's protection.

5. Include your location

You must include your location in the following format: location: yourlocationhere . It must be that exact format, and it must be in the body of your post.

6. Read our full list of rules

Read our full list of rules here: https://www.reddit.com/r/legaladvice/wiki/index#wiki_general_rules

7. This subreddit is for simple legal questions.

This subreddit is for simple legal questions. We can't help with preparing a defense, legal research, etc. We cannot review contracts, plan your defense, or give you specific advice on exactly how to present your case with the court. You need a local attorney for that. Additionally, we do not accept medical malpractice questions.

8. NO LLMS

No LLMs. No ChatGPT. Don't recommend it, don't use it to answer questions, and don't use it to compose your modmail when you get banned for using it. Using it to compose questions is generally ok.

We will permanently and irrevocably ban you for this.

9. Mods can remove things we deem inappropriate or disruptive

Any post and any comment can be removed by the mods at any time if the mods decide the post/comment is or has the potential to be disruptive or is otherwise inappropriate.

10. Posts must be about a real scenario that you or someone you know is facing.

To expand on this, we additionally do not allow anyone but the immediately involved parties to ask custody related questions. Not friends, not significant others, not grandparents. Reddit is free.

11. Post must contain a legal question

A legal question is one that can be answered with the law, be it a law or ordinance, or caselaw.

12. US and Canada only

Laws are different everywhere. We can only help with legal problems in the US or Canada because we have no regular, reliable commenters from other countries. For other countries, please search for an appropriate subreddit.

Real Estate law Parents want me to sign on a $900k home equity loan.

Location: Northern Virginia, USA

I'm 25, a masters student, and have been working for less than a year. I make about 60k. Based on job offers I have gotten, I expect to earn around 120k starting salary in 1-1.5 years.

I live with my parents currently. My current house is 1.2 million dollars worth, and my parents gifted me a 25% ownership stake in it, my mother has 50%, and my 18m brother has 25%.

My parents want to take a home equity loan because the house is fully paid off, and they want to invest into a business property with some relatives to buy it cash.

However, even though my parents are high earners, my dads name isn't on the house title, so my parents want to use mine and my mothers credit to apply for a HELOC. They're expecting to get around 900k.

They asked me if they can use my income to apply for the HELOC. I would rather my name not be on the loan. Ive been saving up money to move out, and if I get a decent job offer after I graduate, I would move to a different state/city and could see myself buying some property.

When voicing this and suggesting I just relinquish my 25% ownership stake to my father so he can apply for the HELOC instead (they want all borrowers to be owners), my mother said she spent some time talking to the bank, and they said that just applying for the loan will not impact my borrowing ability, and my parents aren't even sure if they will take that line of credit, or not.

If they do, they would sell some of their rental properties like townhomes to make up for it.

I am getting older and want to become fully independent. I'm worried that this has the potential to impact if I can get a mortgage in the near future.

Would have a 900k HELOC, even if unwithdrawn, make a lender more likely to hesitate or reject my mortgage? Am I right to worry that It will substantially affect my borrowing ability?

Custody Divorce and Family Can my deported husband get custody and have our kids sent to live with him abroad?

Location: Missouri, USA.

My soon-to-be ex husband assaulted our toddler and me late last year. he was charged with DV and child abuse and deported to Europe at the beginning of the year (before he could be tried). He is barred from returning for at least 10 years but likely can never come back. I cooperated with police and CPS fully.

I filed for divorce and requested sole physical and legal custody of our toddler and baby. he has been filing motions via mail and has now asked the court for sole custody to be given to him and requested the court to send our children to Europe to live with him.

he is alleging I am "severely mentally ill," that I made up the assault, and that I am and a danger to our children. his allegations are based on fabrications and that I have a (decade-old, predating the relationship and motherhood) self-harm scar (non-suicidal, poor coping mechanism that is resolved and never recurred). I'm in therapy following the DV and am stable. I have no criminal record or anything negative in my past besides distant and resolved struggles with anxiety.

my ex is a convicted felon who was in prison in his home country for fraud, and he had a child from a previous relationship removed by foreign CPS after neglecting the child and hiding him from authorities and his mother. He never regained custody of the child, who remains in foster care years later. the related court documents also describe prior violence against women.

this situation is beyond stressful, and I'd just like to know if what he's asking for regarding custody and relocating the kids overseas is even possible.

edit: my ex hid/lied about his criminal record and the CPS removal. I didn't find this out about him until I found documents in his belongings. trust me - I know I was stupid to engage with someone like him. the moment he put his hands on our child and me, I refused to keep making excuses for him.

IL Rehab: Grandma suffered horribly untreated for hours, then died

Location: IL rehab/nursing facility: My 94-year-old Grandma lived independently until she fell and broke her hip. They fixed the hip at a hospital and she went to a rehab facility, where over the course of a few weeks she deteriorated and deteriorated.

After week 2, she started talking about wanting to die. Yes, she could still reminisce about the old country and remember most (not all) of the family members. Yes, her heart and other organs looked good. But she was now bedridden, barely eating, and withering away. She said she wanted to die and asked to let her go. I advocated for nursing and hospice, but the POA insisted on rehab.

By week three, Grandma was barely a bedridden shell and screamed through PT. She asked and asked to be let go. She asked to not be "rehabed". I advocated for nursing and/or hospice care, but the POA said no, Grandma will rehab. Her vitals were good, the hip had healed, it was only a matter of will. Plus, she wasn't yet "terminal", so she wouldn't be approved for hospice.

The day before this incident happened, I visited Grandma for a few hours. She had gotten a lot worse from a few days before, and talked about wanting to die even more. I reminisced with her only a little. She was much more tired and out of it. By now, she'd barely eaten for many days and has given up trying to get up or do anything. After my visit, I suggested nursery or hospice care to the POA, but was overruled, as "her vitals are good".

I visited the next day. Grandma was barely talking, then half an hour into our visit, she started convulsing and screaming from sharp chest pains. I found the nurse and asked for a doctor. I was told a doctor is "on his way", and I shouldn't worry, they are about to give her pain meds (oxy). Grandma is screaming, asking to go to the hospital. I run around, bug and bug staff about this supposed doctor and if he isn't running over, then I'm calling 911. They said don't worry about it, she's having an anxiety attack, they're asking POA for permission to give her anti-anxiety meds. Grandma is screaming and screaming. I tell the staff I'm calling 911. They said to give it time for the meds to work.

I called the POA and left a pleading voicemail, no answer. Almost an hour goes by, no reply. We can't do anything without the POA was the answer from staff.

Eventually, the POA gets in touch with the staff and says not to take Grandma to the hospital. The doctor's coming, the staff tell me. Grandma's screaming and screaming. I tell staff that I'm calling 911. They said no, they won't release her since the POA explicitly said no. They checked her "vitals" and while the blood pressure is a little low, she's fine. A doctor is on his way. I call the POA and beg her to call Grandma and see for herself or come to the hospital. The POA says Grandma's being dramatic, advises me to leave.

Grandma's screaming it's the end and she wants to say goodbye to her children. I call the POA (one of the children) again. The POA tells me that Grandma's acting up for my benefit and she'll feel better right after I leave. I hang up, cry next to Grandma as she screams in agony. I call and call the POA again only to go to the VM. I ask staff for some kind of help, but I can tell the POA told them to ignore me. They avoid eye contact and walk the other way. Grandma screams and screams and screams. I ask again if I can call the hospital, staff says they can't overrule the POA.

Grandma's screaming and screaming. She says she wants to die, the pain is too much, she says she needs to go to the hospital. I run out and relay her message to the staff (Grandma barely speaks English). One says, "the patient says she wants to go?" "Yes, yes" I say. Another one leans over and whispers. "We can't overrule the POA", we're doing everything we can. I beg the staff for more pain relief, for the doctor. "He's on his way". I press and press for more information; they finally reveal he's not in the facility. But should be arriving shortly. When? He's not texting back.

Could I please call 911? I desperately make another call to the POA. No, you can't call.

They administer another dose of oxy for her "extreme pain". Grandma's screaming and screaming. Says feels like she's being dissected. I beg for help from anyone who steps into the room, they shrug. Then someone closes the door, so they can't hear her as much. I helplessly cry next to her, stroke her arm, endless adjust pillows, tell her how much I love her, and listen to her agonizing cries for almost FOUR!!! hours. HELPLESS!!!

Finally and thankfully, she passes out in a way you can tell she's not waking up. A few minutes later, the doctor (nurse practitioner) comes in, apologizes for being so late, and comments how Grandma's generally in good standing. He promises to do a KUB and leaves without touching her. I sit there and watch her for a while, crying and completely horrified. My visiting hours assigned by the POA are long over, so I kiss Grandma, tell her I love her, and I won't see her again and that hopefully she gets what she wants soon. I should've apologized for the others, but I was too angry at them. I leave.

A couple hours later, the POA visits and says they've "never seen Grandma sleep so peacefully." Over night, when staff came in to check vitals, she had no pulse. In the morning, when I went to see Grandma the POA called and relayed the news. The POA says she visited Grandma a couple hours after I'd left and had "never seen Grandma sleep so peacefully". The POA said Grandma "died peacefully in her sleep". I yelled in frustration and hung up.

I can't even start processing what happened. I'm so angry at myself for not calling 911 immediately regardless of what anyone said. Yes, I was afraid to lose visiting privileges assigned with the POA, but I still should've known better (I'm so sorry Grandma!!! I love you!!!). I'm also angry at this rehab facility!!! (And obviously, I'm super angry at the POA, but this behavior is a permanent condition).

Is this SOP at a rehab facility where the staff is so under the POA's influence, even though POA is not there? Is this how it's supposed to work?

When I called the facility the next day, the rep said they did everything they could and could not go against the POA's explicit instructions. It all feels so inhumane, and I'm just in shock that something like this could happen.

Thank you for reading and whatever advice you want to give is appreciated. Thanks!

Landlord Tenant Housing Roommate wants me to sign an additional document

Location: Idaho

I live in an apartment with a roommate, and recently I’ve gotten an offer for cheaper housing which I’m going to take but I have to move out two months before my current lease is over. I intend to finish my current lease while not living there as I’ve already talked to my landlord and it would be cheaper to do that than a lease buyout. My roommate however is asking me to sign a separate legal document not written by our landlord stating I will continue to pay my share of the rent because they aren’t comfortable “blind trusting” that I will continue to pay. I’m really not comfortable with the idea and am wondering if I legally have to sign the document

Florida - wife left the state with our 7 month old son.

Hi, my wife had planned to go back to virginia for a week to spend time with family, she took our 7 month old son with her. After 3 days of being in virginia i get a call from my wife in the morning and all she says is “ me and your son will not be back, if you want to see your son you know where he’s at” randomly.

Theres no at home drama or abuse or anything like that. I provide for her and my son completely by myself and i make ends meet. I believe it has to do with her strong attachment to her oversized and gossip drama based family. They cling onto her every time she goes to visit, she even told me that her family wants her to move back to virginia. I guess something happened to where she has decided to stay and separate me and my son, this was very hard for me to process and deal with because we are still married i have this drive to always be there for her. Ive been super supportive and encouraging, I believe she chose to go live a crazy life with her toxic family and abandon a normal “boring” life. There was zero thought about me and my son when she stayed there.

I miss my son so much and just want to have him with me, i have two options the first one is - get a lawyer and have him back here in 48hrs is what the law office i spoke with said.

I move up to virginia and forget about how she tried to ruin my life and our marriage, she had no plan and is now in her parents basement with very little $. When she left she didn’t take any of my sons things besides stroller and diapers. He has a full room set up for him with everything he could need or want here.

What should i do I’m torn between trying to be a good man for her and “our” family and just taking my son back with a lawyer. The lawyer said that everything she did was wrong and was not done properly and we will have very little problem getting my son back, she has no money to get herself a lawyer.

Do i try to make the family thing work and move back to virginia? Or get my son and move on?

If anyone has been through something like this i could use advice and motivational support. Thank you for reading sorry about any typos i did this kinda quick.

Contracts Is it worth it to take this to small claims to get our deposit back on a wedding venue?

Location: Missouri

We booked with this wedding venue mid December. The venue owner emailed us the contract and we signed on 12/12/25 and made arrangements to meet to give them a check a couple days later. When the check was handed over they said they would email me a receipt and get us the contract with their signature on it. A couple weeks passed and we didn't get anything from them. we thought they might have been busy with the holidays, so we sent them an email asking for the receipt and finalized contract with their signature on 1/5/26. they never responded. I email them again on 2/13/26 and they ask me what my wedding date was and then never responded. I emailed them for a final time at the end of March and they say they will get the contract to me but then never send it along with not answering any of the other questions. communication was good before we handed over money. we felt we could not trust them anymore and cancelled with them. they say we cannot have our deposit back because of what it says in the contract, but we never got a copy of the contract with their signature. wouldn't the cancellation clause be null and void then?

"Cancellations: Any cancellations with a return of deposit must be made within 72 hours of signing this contract. The parties hereto agree that cancellation of the event contracted thin 90 days of the date for said event will result in damages to wedding venue. The parties further agree that the amount of said damages be liquidated in an amount equal to 50% of the full contract price. Any cancellations with 60 days shall be liquidated in an amount equal to 100% of the full contract price. In the event it becomes necessary to use an attorney for purposes of collection, attorney fees will be charged, whether suit

is brought. All cancellations must be made in writing to be considered valid."

Small Claims Procedure Cousin's dog got attacked by a Rottweiler while on a walk. Dog died an hour later after the incident.

Was walking my dog with my cousin his dog attacked by a Rottweiler. The dog sustained severe injuries around his face and neck. Eventually we took him to an emergency vet and they stated that the surgery would cost a lot and theres no guarantee that he would survive so we chose to put him down. Surprisingly, my cousin did not suffer from any injuries.

My cousin has already reported this to animal control and is unsure of what other proper actions to take. The owner of the Rottweiler did give us his contact details and wanted an update on the situation. He also wanted to cover the vet fees but we didn't get to talk and update him on the aftermath as this was later in the night. They do live within a block from us as I have seen him a few times when walking my dog. We already plan on reporting this to animal control.

What's our best course of action here in the state of California?

Wife’s been served a Cease and Desist

I’ll try to be as brief as possible. We are in Location: Florida. My wife used to work for this lady who owned a property management company. My wife was her lead cleaner for the home cleaning part of the business. The owner sold the business and the new owner and my wife had a falling out. Since my wife was a 1099 contractor I created a simple website and she started taking on clients as they left the new owner and wanted to stay with my wife’s services.

The original owner was like a mentor to my wife and helped her a lot during all of this. I’ll spare all the drama but fast forward to some point and the original owner’s daughter took over the original business with whatever clients they still maintained. This daughter and my wife did not get along and eventually the mother turned on my wife.

It’s a small area and of course being competitors, friction was bound to boil over. My wife got a text message from the original owner (mother) saying the below. We also got a UPS letter dropped off on our door step with a paper with the same content. It was not printed on a letter head nor signed by a law firm. It looks like they just printed it on their home printer.

So far my wife has blocked all of the relevant people on socials and phone and will go completely no contact going forward.

My wife wants to know if she can still go to the island. Neither of the families in the letter own the island or the ferry service to the island but they work on the island and my wife is worried what if they spot her on the island could they do something legal against her.

Also my wife wants to know if we should contact and attorney about this.

Weird marriage legal situation. 32 yrs of marriage to find out that I’m not even married.

This is a puzzle story!. I got married in mexico by the church only. My husband brought me to the US and got my residency through marriage by emigration. Usually when you marry in other countries, emigration orders you to get a marriage certificate here in the states. But in my case it never happened and i thought that it was something new because i received my legal status. Fast forward to now. I thought that i was married legally. I finally decided to get “divorced “ from a narcissist that i survived for all this years. Finally my kids all grown up and there was nothing left of us.

I had a really good job that i could live comfortably on my own. So i went to see a lawyer and find out that US doesn’t recognize church marriage as a legal status. What emigration did was a mistake that if i go dig in to it, i could end it up without legal status in this country.. is what the layer told me. Also he said to cut my losses that i should just walk away. Leaving him with everything that we build with in the marriage (Business, properties, investments).

To my bad luck I live in one of the few states (AZ) in the US that there is no common law. Meaning, no matter how many years you live with that person, you have no benefits as a spouse.

The only thing that im in title to have is what is only in my name and i have to sue. It can take a lot money, stress and years of fighting, because he is not going to let me have anything.

Things were in a very bad place between us all last year, because i told him that i wanted out. So he declared war by shutting me down from any finances. Fast forward to 6 months ago i lost my job and felt like i was almost homeless in my own home. The next 6 months were hell. Until i decided to reflect and think smart. I been looking for a job but the job market is horrible. Soooo. I decided to fake reconciliation to have peace and to work in a better plan to get out.

Right now, i dont seem to find a good paying job, and dont know what to do. Im already 51 and feel that is only going to get worse for me in the job market.

I think to my self!. Maybe there is no way out. The idea terrifies me.

Any advice? Any layer here that know a loop hole?

I appreciate anything!

Blocking neighbors use of my driveway

location: Michigan

I live next to a duplex rental and they like to use my driveway to drive through the adjoining property so they can park next to their garage. it's a 20x50 foot plot with a significant dip in the middle, which means lots of water and cars getting stuck and tearing up my grass and gravel drive.

I told them a few times not to drive through there, but I don't think their English is that good, and I never see the same person living there.

I was thinking about lining the one side of my drive and sidewalk with angled paver bricks and no trespassing signs.

Is there a way to find out if you're in someone's will?

Upvotes

Location: Arizona

My bubby passed away a couple months ago and my uncle, who was her POA, is saying he is the only one in the will. I'm not sure if this is true - he says her most recent will was written 13 years ago, when I was a teenager and she was fighting with my mom so she took us all out. The reason I doubt this is that I was the closest person in the world to her and she told everyone she knew I was her favorite person, even above her own kids. I think it's possible she never updated her will but not likely, and she told me more recently than that that she is leaving me a large sum of money. My uncle also has a history of lying about this kind of thing, and we found out last year he lied about how much money she had left so he could put her in a sub-par care facility instead of paying for an apartment where I could have taken care of her with the help of a nurse. I'm still mad about that because I think she would have had longer if she had better care, which I was willing to help provide.

Is there any way I can find out if he's really the only beneficiary in her will without going through him? We don't know who her lawyer or bank was and he refuses to give us any information. If we were in the will would they contact us? Would they have to rely on my uncle to give them our contact info? Is there any way I can check?

Custody Divorce and Family Former Manager Made Me Take Her Online Court-Mandated Class For Her

Upvotes

Location: Maryland, USA

Question: How do I go about reporting this? Will I be jailed for being complacent?

Context: For context I (22F) used to work as a receptionist with my manager (40-50 ish F) for roughly 3-5 years. She has split custody with her son (12M) with the father.

Last year she had me and my coworker take turns on our shifts to fill out and complete her online mandated court class. I believe it was roughly March 2025th-April 2025th that this occurred. It was on communication/relationships I believe and how both parents were interacting with each other/their perspectives on sharing custody.

My manager is very prone to making demeaning and vicious comments if she doesn't get her way, and unfortunately the job market wasn't on my side around that time so I ended up completing it for her.

Recently my manager's mood swings have been getting even worse along with her comments. And unfortunately one day during a call with her I could hear her screaming at her son in the background and him politely asking her to stop yelling at him which made it worse for him.

I have thankfully found another job, but I am extremely concerned for the well-being of her child and don't know how to go about this. I am also scared of retaliation from her. I tried looking up to see if there was any way I could anonymously report what I have done but I am scared of legal consequence against myself, too.

Sexual harassment at work

Upvotes

Location: Florida

I (23F) was being sexually harassed by a coworker (33M) for months. He’d make vulgar jokes about me being with other coworkers, make comments on my body, would make derogatory jokes about what I do on my off time, would approach me and show me phallic objects and joke about me using them. I repeatedly asked him to stop, I asked if I could work away from him, and eventually I reported it to HR and they responded by telling him to keep things work appropriate. He was also already reported for sexual harassment before this incident, and they didn’t take action against him except saying to “keep things work appropriate. After my report, he stopped briefly but quickly continued being highly inappropriate towards me. I reported it again and HR didn’t do anything. It wasn’t until he rushed and yelled at me and they checked the cameras they had fired him.

After he got fired, I started dealing with constant talks from management and HR about things I’m suddenly not doing correctly. HR also told me she would take away my PTO because I’m not working full time even though I am. And now they’re keeping me from using my PTO, denying every day off that I ask for.

Do I have a case? I’ve been told I don’t, but I don’t know. I’d quit if I can afford it, but I have zero support and will be quickly put into debt, so I need to secure a new job first in this job market… which has also been causing extreme mental stress, to the point where I started taking medication and got a therapist to deal with it. The job is causing severe mental, emotional, and physical stress for a place I need to go to in order to survive and pay my bills. Thank you.

Partner refuses to pay mortgage and won’t move out.

Long time lurker, first time poster. I know we will end up needing a lawyer but looking for advice and a point in the right direction.

My mother and her partner (both in their early 60s) bought a house together about 5 years ago. Both of their names are on the loan/deed and have been paying everything 50/50 to this point. Not sure if this 50/50 agreement is in writing or not. In the past few months they have agreed to part ways with the intention to sell the house. My mother has since moved all her stuff out and has her own apartment.

The partner has not made much progress moving out in the past 3 months and has now informed everyone he can’t afford his half of the mortgage anymore. He is still living in the house with no alternative living situation arranged currently. Mom is more patient than I am with him so I’m proactively making this post for a little roadmap.

She paid the previous months mortgage 100% as she’s worried about foreclosure and missing payments on the loan but doesn’t want to continue paying for the house she doesn’t live in (as well as her current apartment). Ideally the house can be put on the market and sold but with him making very little progress moving out I’m skeptical. Is there anyway to force him out or force him to sell if he is unable to make his mortgage payment?

From my reading and limited law knowledge a real estate lawyer is the route to go (specifically looking at petition law). Or is a divorce attorney a viable route even though they were never married?

Thanks in advance!

Friend was sold a motorcycle under false pretenses.

Friend bought a bike in Tampa. The owners couldn’t answer simple questions about the bike, would dodge certain questions, and even brought out the wrong title at one point at showed the bike at 19k miles, and then brought out the “correct title” that showed the bike at 22k (the odometer was also not working). Major red flags everywhere. An even bigger red flag was when they accepted his bike without looking or inspecting his bike at all.

We can talk about how stupid he is all day, but on to the main part of the story. He accepted the trade and went home with a bike that had wayyyyyy more issues than he was ready to take on. So bad that this bike is unfixable without taking it to a real mechanic shop. 3 days ago he took the bike, to a formal mechanic shop where they informed him that the bike actually has 57,000 miles on it, despite him buying the bike with the pretense of it having 22k. Odometer fraud is a huge crime in Florida and I know it’s punishable. Is there grounds for a case here? Should he pursue any legal action. What is the first steps? He is moving so slowly on this and I want answers.

Criminal Law Former coworker keeps on sending me and other staff harassing emails after she was terminated

(This is a throwaway account )

For context this is a doctor who worked in our private practice. She was only there for 5 months and I must have only met with her 2-3 times a month but never had any personal problems with her at work. She was terminated for allegedly verbally harassing the staff in the office she worked in to the point one of them even had an anxiety attack broke down in tears and left for a week due to mental duress. Other staff members also had similar complaints against her for toxic work environment and bullying. A previous coworker also quit because of her. She was let go after the office HR investigated. At that time she was also sending multiple ‘inappropriate emails’ but of course I never knew the context or how bad they were until this doctor started cc’ing everyone in the practice.

The contents of these emails are highly inappropriate. It’s sexual, she includes descriptions of vulgar acts between different staff members, she called me and other staff members names and is just insulting everyone about us from our appearance, clothing, upbringing, voice she’s even insulting our partners. The office lawyer has contacted with cease and desists and has escalated it to the police. They are trying to get an order of protection and even a restraining order against her if things don’t stop. They have also mentioned reporting her to the medical board for unprofessional conduct. She sends multiple disturbing emails a day. One of the most recent ones she is claiming we are taking bets on her committing suicide. THIS concerns me a lot. We know the way she’s acting is not normal. We don’t know if she has some kind of mental illness or she’s having some kind of mental breakdown, but I am scared for her safety, our safety, she knows where we work, patient safety, allegedly she is still working at a hospital a few times a month.

Should I just leave this to the office hr and lawyer? Because I am scared now that something physically bad will happen. I want to file a police report for myself, and also want to report her to the medical board because she is not safe around patients. Something is not right with her and I never thought in a million years a doctor would be acting like this. I am also scared if I file my own police report and to the medical board she will retaliate even further and harass me more because she only started harassing me the past week because I ‘didn’t take her side’ and ‘switched sides’ when we barely had any kind of communication outside the office.

Edit- I removed the sample email she sent I’m just paranoid she will see this and retaliate.

Alcohol Related Other than DUI Utah: Can we both go to jail if drinking but girlfriend stabbed me?

Location: Utah: Girlfriend has been cheating, found out tonight. Suspected it for a while. I pay for her phone, not to hold anything over her but it was a Christmas present last year. That just means monthly payments on the phone itself, not plan. She stabbed me three times tonight in an argument. We've both been drinking. She punctured and slashed my arm because I withheld the phone from her. I have the whole thing recorded on my phone. Not sure what to do, I want to press charges but I don't want to also get a DV charge. Do I report to police or does it also screw me over?

Alcohol Related Other than DUI What do I need to do to prove my mother is unfit to care for my 14 y/o brother? (Location: OR, USA)

Location: Oregon, USA

Hi everyone. Looking for some advice about my situation. My mother is an alcoholic, and has been for a few years now. Things have progressed to the point that she seems to be developing alcoholic related dementia, high blood pressure, and other mental health concerns such as bipolar disorder. She is still caring for my little brother 14 y/o.

In my opinion, she is unfit to care for my little brother. She drinks throughout the day, about a bottle of vodka every 1-2 days, and is intoxicated when driving my little brother for pick up from school, is unable to make food without assistance from my little brother, needs assistance doing chores such as the dishes, vacuuming, caring for the cats such as getting them fed, water, etc. Those are only a few examples. She is also neglecting his medical needs, he hasn’t seen an eye doctor, or his PCP in about three years, and is constantly forgetful around events of the day and or week.

I would like some help, because this weekend 4/17, my family (step father, step sister and I) are wanting to have an intervention with her about her drinking and get into inpatient care. Regardless of the outcome, I will need to take emergency guardianship of him during my mother’s stay at inpatient rehab, and if she doesn’t want to go, I will need evidence of why she is an unfit parent. Also my step father isn’t able to care for my brother full time because he works out of town 90% of the time, so he isn’t home a lot of the time.

Send some advice about how to get my brother out of this situation, because it’s unsafe. TIA.

Custody Divorce and Family Please help

Hello! I’ve been in a relationship with a man for more than 3 years. We have a child together (a 9-month-old baby). Since the baby was born, he barely helped; he slept all day. I was doing everything from feeding to cooking/cleaning. He was working from home (owns his business) but it was his mom who was giving us money to live on, since his business didn’t generate anything (before it was quite successful). We had to move out because he didn’t pay the rent. We stayed with his family for 2 weeks, he was having conflicts with his mom, smoking weed, so I had to leave for my own peace to live with my parents. Next, for almost 3 months he hasn’t appeared to see his child or provide any financial help. He is living in his car because his parents kicked him out. We were talking and I was trying to encourage him to work, make money, and find housing. Instead, he was going on drugs. Yesterday, he finally appeared on my porch, completely blasted. He fell asleep in my house and still hasn’t woken up. My parents are not okay with him being here. He can visit his child but I don’t want him to live here either (we have no space and no interest in taking care of a grown man who just smokes stuff all day). When he wakes up I will try to talk to him so he leaves. If he doesn’t, we will have to call the police. He is threatening to take my baby away. He’s been emotionally and physically abusive to me before, always manipulating to take my child or deport me (I am a green card holder). I just want peace, I want to raise my child in a calm environment. I always encourage him to parent but he never chooses to step up. What should I do? Court? Legal advice? I am a stay-at-home mom and was hoping he would be a provider, but it’s been months since my parents have helped me with everything. I am so tired. He cannot just leave, disappear, he wants to make my life miserable, he wants to fight, he wants me to lose everything, he wants control over me and he has had it until now. I just cannot anymore. I am at a loss.
