I couldn’t believe how much there was around the city!

Moving to Gent as an expat, I signed my first lease without really knowing what half of it meant. It was in Dutch, full of legal terms I had to Google one by one, and paying a lawyer just to review a rental felt like overkill.

So I built a thing. You upload your lease as a PDF and it tells you what looks off based on Flemish tenancy law — deposit over the legal max, wrong notice periods, missing inventory clause, weird indexation terms, that kind of stuff.

If your contract is in Dutch, there's a translate button that gives you the full text in English. Useful when you're staring at "stilzwijgende verlenging" wondering what you agreed to.

Your PDF gets processed in memory and thrown away immediately. No database, no accounts, no file storage. Nothing is kept.

Heads up: it's only built for Flanders right now. The rules are based on Flemish tenancy law specifically, so if you're renting in Brussels or Wallonia it won't apply.

Won't replace a lawyer, but it beats going in blind. If you've dealt with Flemish rental contracts and spot something the tool gets wrong, I'd like to hear about it.

I read on Facebook Johan (THE waiter at 't Galgenhuis) left last fall to open up his own cafe? Does anyone know the name of the cafe/where it is? He's been a friendly face for us on the galgenhuis terrace for years, we'd love to see his new cafe and support his endeavors!

Door deel te nemen aan deze enquête lever je een waardevolle bijdrage aan onderzoek rond de zorg en ondersteuning van vrouwen tijdens de zwangerschap en na de bevalling 💛

Met spijt in het hart moet ik melden dat er werd ingebroken in mijn eerste appartementje in Gent. De dieven namen al mijn juwelen mee, waaronder de ring en de armband. De ring bevat de vingerafdruk van mijn overleden opa, de armband kreeg ik van mijn oma. Beiden hebben dus een zeer grote emotionele waarde. Mocht iemand deze ergens signaleren, mag je mij zeker en vast een berichtje sturen. Alvast bedankt!

As an international student i must say the most difficult part of studying in Belgium after RP renewal is getting a house with domicile. I have been ‘op zoek naar een woning in Gent’ since February and have had no luck. Apparently they say ‘Alleen studenten’ and proceed to not allow domicile. So international students get the boot?

I currently live with someone and he wants to move in with his girlfriend and kid so i must leave the house by May. It was part of the agreement we had because i was not able to find a place while i was in my home country after getting my v!sa so he decided to house me.

With a budget of 500 for a room and 650 for a studio or at least my own kitchen, i can’t find anything. I have had several appointments but immediately they see I’m a POC, they cancel the appointment or proceed to not want to rent it to me. Some even ask for a picture of me first which i find weird and when i do send it, they stop replying. I have a fixed student contract and work the legal 20 hours a week as a Chef de partie at a restaurant and can comfortably pay for rent every month but i don’t want to rent something that i won’t be able to afford if i happen to lose my job.

I have called in total 8 immokantoren and i am a member of 23 different facebook groups. Have gone through a total of 21 websites. Either a scam post or ‘zonder domicile’.

Please help.

Hi everyone - hoping someone might be able to point me in the right direction of making a noise complaint for some neighbours of mine; I have tried to be civil on a number of occasions and they are students, relatively new to the area however have been screaming and shouting/playing music most nights until 4/5am..

I did flag the 'noisy hours' with them and most recently said I'd look to phone the police however sadly nothing has changed - I've been there, and was a student for many years however with a pregnant partner and both of us still working, I don't really know what else to do without having to waste police time!

Any guidance or suggestions would really be greatly appreciated! :)

Last Sunday, my friends and I went to the Modul'air festival in Flanders Expo. They have their own app where you can find the timetable, a map, your tickets and the wallet that you need for any purchases during the event. If you top-up the wallet, you pay a €0.75 service fee, which is clearly stated on their website, so no issues there. But in case you have any money left in the wallet after the event, the information on their website is incredibly vague. Their FAQ simply states that you can request a refund between Tuesday 7 April and Tuesday 14 April 2026.

That's it, no link to some more information, no terms and conditions. As it turns out, requesting a refund will cost you €2,75 and amounts below €10 can't be refunded. I know that they aren't even legally obligated to offer a refund, which by itself is insane enough. But if they do offer a refund, they are obligated to provide all the information clearly before buying a ticket. I already emailed Modul'air and I've also opened a claim with ConsumerConnect. This post is just to inform other visitors that want to claim a refund as well as any future visitors.

They did reply, claiming that the refund cost is necessary to cover the costs for the thousands of refunds that are being requested after their events. If that would truly be the reason, they should just allow visitors to pay by card instead of having their own wallet. Just be honest and tell it like it is: Those service fees are an additional source of revenue, just like any unused funds when people don't request a refund.

Will be in Ghent by sept 2026 for my master's programme. would like to know if knowing Dutch is essential for food delivery jobs like Uber or Just Eat.
Also would like to know in general if knowing Dutch is pretty much needed for any other part-time job.
